| This property is located approximately 3.5 miles north of Channing, Texas on US Hwy 385 and 3.7 miles northeast on Farm-to-Market 722 to the NW corner of the property. FM 722 runs along the north boundary of the farm for one mile.
The property is composed of 640 total acres more or less with 127.7 acres of cropland under a center pivot sprinkler owned by the tenant and 491.4 acres in the Conservation Reserve Program. The CRP acreage includes one contract of 169.2 acres at a rate of $39.00 per acre expiring in 2015 and the other contract is 322.2 acres at a rate of $37.85 which expires in 2018. The irrigated circle is supplied by a turbine pump reportedly producing 250 GPM. There is an additional irrigation well that is not being used and the condition is unknown.
