These properties have an excellent cover of improved CRP grass and will be ready to be bid back into a new CRP contract, grazed or possibly broken out to be farmed again.

The property consists of 918.08 acres more or less with Tract 1 containing 626.08 acres all in Castro County. Tract 1 has 583.9 acres enrolled in the Conservation Reserve Program at a rate of $39.50 per acre through September 30, 2014. The total annual payment is $23,064.00. The acreage left out of the CRP contract is a 36 acre +/- playa lake. This property also has a good five strand perimeter fence. The 626.08 acres does not have any water rights with the property, having been sold to an adjoining land owner. We currently have neighboring properties to Tract 1 on the market and the combination would put together a nice block of land.

Tract 2 is 292 acres located on the Castro and Parmer County line with 146 +/- acres in Castro and 146+/- acres in Parmer County. This tract has 285.4 acres enrolled in the Conservation Reserve Program at a rate of $41.41 per acre through September 30, 2015. The total annual payment is $11,818.00.

Both properties have clay loam soils with Pullman being the dominant soil type. A Buyer has many options with this property whether bidding back into CRP, grazing or farming.
